Beyond the checklist
What matters to you, not just bedroom count.Informed decisions
Pricing, offers, rates and negotiation, in context.Yes or not yet
Knowing when a home isn't the right fit.
Finding a home is exciting, but it can also bring a lot of questions. My job is to help you sort through the options, understand what matters, and make a decision that feels right for you. That might mean moving quickly when the right home comes along, or waiting when something doesn't add up.
Frequently Asked Questions About Buying a Home
-
You don't have to have every detail figured out to start the conversation. I usually encourage people to look at their finances, think about how long they plan to stay, and consider what they need from a home and their lifestyle. We can talk through your options and figure out whether buying now makes sense for you. Sometimes the answer is yes, and sometimes waiting is the better move.
-
I wish there were a simple answer to this one, but no one can predict exactly where rates will go. Waiting for rates to drop can make sense for some people, but it can also mean facing more competition if more buyers return to the market. I'd rather help you look at the numbers, understand what you can comfortably afford, and make a decision based on your situation instead of trying to time the market perfectly.
-
Then we slow down and talk it through. I want you to feel good about the decision, not pressured to make one. We'll look at what's working, what gives you pause, and what you might be overlooking. I'm also going to be honest if I see something that concerns me. Not every house is the right house, and that's okay.
-
That depends on the home, its price, how it's positioned, and what's happening in the market at that time. We'll look at comparable sales, current competition, and the terms that matter to the seller. Then we'll put together a strategy that fits your goals and comfort level. My job is to help you make a strong, informed offer, not encourage you to spend more than you feel comfortable with.

Getting an accepted offer is exciting, but there's still a process ahead. Depending on the terms of your contract, the next steps may include inspections, financing, appraisal, reviewing disclosures, and meeting important deadlines before closing. I'll help you understand what's coming, coordinate with the people involved, and keep you informed along the way. You won't be expected to figure it all out on your own.
Whether you're ready to start looking or just have a few questions, let's talk through where you are and what makes sense for you.
